How A Real Estate Agent Can Help Sell Your Home

Real estate agents are sales people-that’s no secret.  We need clients in order to earn an income but we also want to get YOU the best deal when selling your home.  How has a real estate agent helped you?  Leave a comment below!

There are a lot of aspects when it comes to selling your home.  Let a real estate expert help you get the best price for your property.

  • Home walk-through.  Invite a realtor over to walk through your home in order to determine its worth and get an idea of the layout.

  • List price.  A realtor will look at other properties in your city/neighborhood to determine what the price should be.  They will compare your property with other recently sold properties to determine its value.

  • Marketing.  Your realtor will do whatever he/she can to market your property.  The main form of marketing is using the MLS.  The MLS is a website that all realtors use to see what properties are new on the market and what homes are available for their clients to see.  There are many other forms of marketing - including Agent Previews in which other agents in the area are invited over to the home to view it to see if they have any potential home buyers for it.  An Open House can also help draw in the public to stop by and check out the home.

  • Pricing.  If a home is overpriced-you will know it within the first week or two.  You may have no showings or showings but no offers.  Your realtor can help determine if and when you should do a price reduction.

  • Showings.  Your realtor or other realtors can show potential home buyers your home.  It’s better if the home owner is not there as it can make it uncomfortable for the buyer.

  • Offers.  Your realtor will help you wade through all of the offers made on your home to determine the right one for you.  An offer for the most money isn’t always the best choice for a client-there are many other factors to consider.  A realtor can help you decide which one works right for you.

  • Negotiations.  Your realtor will help negotiate price, inspections and contingencies.  This process can be complicated and there are timelines that need to be met.

  • Inspections.  Most buyers will order home, well, water, sewer and radon inspections.  These need to occur in a timely manner and your realtor will make sure it happens within the time constraints of the contract.

  • Appraisal.  The home buyer’s lender will order an appraisal of the property to determine its final value. 

  • Closing.  Your agent will come along with you to the closing to make sure there aren’t any last minute problems that may arise.

  • Referrals.  Don’t forget to refer your real estate agent to your friends and family if you liked the job they’ve done for you.  This is the best gift you can give.
