When To Buy Or Sell With School Year Coming To An End

In my real estate dealings, I have found that many buyers or sellers who have children in school who are planning to buy or sell, find it convenient to plan their "move" during summer break and before school goes back in session. To be completely up front, if that's your plan, ideally we're a little bit behind schedule...but it's possible you could still make it happen!

There are many different things that can determine a timeline of how quickly you can get into a new home or out of your current one. Without getting into too much detail for the sake of a brief blog post, generally, a reasonable timeline for a home to "close" in our local market and officially be sold where you move in or out, is within 30-60 days of an accepted offer/fully signed purchase agreement by all parties. Keep in mind, that is not taking into account the time for prepping your home to be listed on the market, or if you're buying, the time "searching" for a new home and negotiating a purchase agreement. This can potentially happen quicker, or take longer with all the different variables.

With that said, if you're buying or selling in a traditional/conventional real estate transaction and want a potential realistic chance to still close on the home before school starts, you're window is closing quickly! No guarantees, but I'd say there's a decent chance you can still accomplish this if you have an accepted offer (either buying or selling) around the time of July 1!
